Pinecrest is fifteen minutes north, and it is the oldest tree canopy we work under. Big lots, old oaks, and houses built when nobody minded using real wood outside. It is the best-looking route on the schedule and the one with the most termite work in it.

What the houses are like
A lot of these houses are sixty years old and have been added to twice. That means several roof lines meeting at odd angles, older wood soffit and beam ends, and an attic you reach through a hatch in a hallway closet. Drywood termites like every part of that. So do rats, because an oak limb resting on a roof is a bridge, and the branch is usually older than the argument about whether to cut it.
How the year runs here
March through May is the loud season here: drywood swarmers at a lit window, wings on a sill the next morning, and the phone busy for a fortnight. Summer is ants and the occasional wasp nest in a soffit. Then the canopy drops leaves into the gutters in the dry months, the gutters hold damp debris, and that is a rat highway with a roof over it.

Not necessarily. Drywood colonies are local to the wood they are in, so an inspection tells you whether you have activity, where, and whether spot treatment will hold. Nobody should quote you a tent over the phone.
